How much does a residence cost?+
The developer publishes indicative prices by layout: about RM1m to RM1.2m for Type D at 1,206 sq ft (Georgetown-facing intermediate), RM1.2m to RM1.3m for Types C and D1 (Georgetown-facing, 1,216–1,324 sq ft), RM1.3m to RM1.4m for Types B and B1 (Gurney Drive-facing, 1,346–1,432 sq ft), and about RM1.4m for the corner Type A at 1,518 sq ft. These are indicative figures — ask and I will get the current written price list.
What sizes are available?+
Six layouts: A at 1,518 sq ft, B1 at 1,432 sq ft, B at 1,346 sq ft, D1 at 1,324 sq ft, C at 1,216 sq ft, D at 1,206 sq ft. Every type is three-bedroom, two-bathroom. Types A, B and B1 face northeast toward Gurney Drive; Types C, D and D1 face southwest over Georgetown. The same six plans run from level 11 to level 44.
How many homes are there?+
596 residences across 2 towers of 44 storeys, nine to a floor. Car parking occupies levels 1 to 8 and the facilities deck sits at levels 9 and 10, so the lowest home in the building is on level 11.
Is it freehold?+
Freehold residential title, on 3.4 acres in Georgetown — on Pykett Avenue, within two kilometres of Gurney Drive. Freehold residential land in Georgetown proper is increasingly difficult to find at this scale. Confirm the title particulars with your solicitor against the actual title document before committing.
When does it complete?+
Published as Q1 2028. The project launched in September 2024. Construction timelines are set by the developer and do move; treat that as the current target and confirm the schedule before committing.
Who is the developer?+
VST / BSG. If you are considering this project, a reasonable step is to look at the group’s completed handovers on the island. A developer’s delivery record tells you more than any brochure, and it is publicly available.
What are the maintenance charges?+
RM0.30 per square foot. On a 1,206 sq ft Type D that is roughly RM362 a month; on the 1,518 sq ft Type A, roughly RM455. Maintenance is set closer to completion and the final figure can move, so treat this as the developer’s current indication.
What facilities are there?+
Spread across the facilities deck on levels 9 and 10, below every residence. The published list includes a swimming pool, wading pool and lap pool, a gymnasium and yoga deck, sky garden, meditation garden, multi-purpose hall, function room, children’s playground, BBQ area, jogging track and EV charging stations in the car park.
What is the difference between the Gurney Drive-facing and Georgetown-facing units?+
Northeast-facing units (Types A, B and B1) look toward Gurney Drive and the seafront. Southwest-facing units (Types C, D and D1) look back over Georgetown. The Gurney Drive-facing units carry the premium — compare Type D at 1,206 sq ft from RM1m with Type B at 1,346 sq ft from RM1.3m. The Georgetown-facing units cost less and stay cooler through the afternoon.
Does it have EV charging?+
Yes — electric vehicle charging provision is confirmed in the car park. This matters because retrofitting EV charging into a completed building is a body-corporate decision and a rewiring exercise, neither of which is quick or certain.
Can foreigners buy?+
Generally yes, above Penang’s minimum purchase price for foreign buyers on the island, and subject to state consent. Georgetown is one of the island’s most established areas for foreign ownership. Both the threshold and the consent process are revised from time to time, so confirm the current position with me and with your own solicitor before committing.
Does buying here get me MM2H?+
No — the two are separate. Malaysia My Second Home is a residency programme with its own financial requirements, and owning property here neither grants it nor is required for it. The programme runs in three tiers — Silver, Gold and Platinum, at USD 150,000, USD 500,000 and USD 1 million on fixed deposit, each with its own minimum property price and visa term. The tier table is on the home page. Note that Penang island sets its own floor for foreign buyers above the Silver property minimum.
What are the next steps?+
