What the numbers say
Lumina enters at ~RM850 psf on freehold residential land in Georgetown proper — the lowest psf among its Georgetown neighbours. Codrington Residence, from the same VST/BSG developer, asks RM1,058-1,557 psf for similar-sized units one neighbourhood over. The trade-off is clear: Lumina is the only project here with pure residential title, the largest minimum unit at 1,206 sq ft, and a Georgetown address two kilometres from Gurney Drive.
Reading the comparison
All four projects sit in Georgetown proper, within three kilometres of each other. Lumina is the only one with pure residential title — the others carry serviced apartment or serviced residence titles, which mean commercial utility rates and higher maintenance fees over the life of the building.
Codrington Residence is the closest comparison: same VST/BSG developer, similar unit sizes (1,288-1,615 sq ft versus Lumina's 1,206-1,518 sq ft), both freehold, both under construction. The difference is price — Codrington asks RM1,058-1,557 psf against Lumina's ~RM850 psf.
G'Vinton on Jalan Sultan Ahmad Shah targets a different buyer: smaller units from 387 sq ft, serviced apartment title, integrated leasing management for short-term rental returns. At RM1,615-1,848 psf it is priced above Lumina, but it is a different product for a different purpose.
